David Fox

David is LGP's founder and CEO. He spent 40 years in media, overlapping with real estate development over the last 19 years. In 1981 he co-founded Fox/Lorber, which became a leading international video and television distributor. He co-founded A&E Home Video (1989) and reconfigured and secured the first TV exposure for the breakout children’s program, “Barney” (1991). In 1992 he co-founded Unapix Entertainment, a public company that became one of the world’s largest independent film and television distributors. In 2001 he launched David Fox and Associates, a marketing and financial consultancy to real estate developers and media entrepreneurs.

David entered real estate development in 2002 in Fiji, where he purchased land to develop apartment buildings and houses. In 2013, he formed a partnership with Rich Jennings of Realty Capital International LLC to raise $225 million of equity and debt for Saint Peter’s Tower in Jersey City near Saint Peter’s University. Fox has subsequently worked on projects in university towns such as Austin TX (St. Edwards University) and Springfield, MO (University of Missouri).

David has served on numerous boards, including the Producers’ Guild of America East (2010 -2014), Rising Tide Capital (2015 – 2017), and Tanaka Growth Fund (1998 – present). He obtained a BA from Brown University and an MBA from Harvard University.

NANCY KLEPPEL

Nancy serves serves as LGP’s architectural and design interface. For over 25 years she has worked as a strategic consultant to architects, engineers, urban designers, and others, consistently delivered measurable results. She persuasively articulates and communicates the objective value her clients provide and creates effective purpose driven, results oriented project teams. She began her career as a practicing architectural designer and shifted focus, serving as Director of Business Development for SOM NY, Turner and Townsend North America, and other well-known design and construction companies.

Nancy understands the particular challenges that firms face in building a design identity and gaining recognition in a highly competitive environment. As a strategic consultant she brings clarity and focus to that effort, providing firm strategy and management advice, client and project development, branding, communications and outreach, as well as communication and interview coaching and training for design and construction professionals.

Nancy is a native New Yorker and holds a BA from Brown University and a M. Arch from Harvard University.

JEFF SPIRITOS, SPIRITOS PROPERTIES, LLC

Jeff Spiritos is the principal of Spiritos Properties, LLC, a commercial and residential developer and development manager that participates in ground-up development projects in New York and the Northeast. Spiritos worked for 25 years with Hines, a $100+ billion real estate conglomerate,  before starting his firm in 2004.  Spiritos Properties focuses on projects that utilize mass timber as their structural system, with three projects currently in design. These include two in New Haven, CT, one of which will provide 100% affordable housing.  Mass timber buildings have the characteristics to reduce carbon emissions, build more efficiently, safely and less expensively and to improve the quality of the living experience for their users and inhabitants. Spiritos has a BSCE from Duke University and an MBA from the University of Michigan.

Patrick McDarrah

Patrick is LGP’s head of marketing and management. He runs sales, marketing, and logistics for emma gardner design, a home product business serving interior designers, architects, developers and the hospitality industry. McDarrah has also consulted for SaaS technology startups including ventures focused on AI chat bots, HR communications, and digital advertising platforms.

Starting in technology, Patrick soon moved into entertainment, syndicating television for Fox/Lorber Associates. He then moved into Acquisitions & Co-Production, then International Sales for Miramax Films and Good Machine (later Focus Features). McDarrah earned producer credits on two feature films for Warner Bros. and Trimark, as well as operating a sponsored (Guess Jeans, Apple, Inc.) on-campus Independent Film Tour. For Gotham Broadband, he led Business Development to create online experiences and apps for brands including Sprint, Cablevision, AMC, Liberty Global, and TimeWarner.

Patrick has a BA from Wesleyan University and has guest lectured at Wharton, Harvard Business School, The New School, NYU, and Wesleyan’s Patricelli Center for Social Entrepreneurship.

Julie Nelson, BKSK Architects LLP. Middletown, CT & NOrthampton, MA

Julie Nelson is a Partner and lead architect at BKSK. In her 20 years with the firm, Julie has been responsible for the design and construction of some of their most architecturally ambitious and complex institutional projects. She was the Project Architect for the LEED® Platinum-certified Queens Botanical Garden Visitor & Administration Center, which received an AIA Committee on the Environment (COTE) Top Ten Green Projects Award in 2008. More recently she served as the partner-in-charge for the new 53,000 sf Athletics & Wellness Center for Convent of the Sacred Heart School, which received LEED® Gold certification. In addition to directing projects, Julie oversees the firm’s advancement in the areas of sustainability and information technology.

Julie is a frequent lecturer on issues related to sustainable architecture and the design process. She is a member of the program committee for the Urban Green Council and the advisory committee for GPRO Homes, a professional development initiative by the New York chapter of the US Green Building Council. She formerly served on AIA NY’s Committee on the Environment (COTE) for which she coordinated lectures and advised on policy development. 

Julie holds both a Master of Architecture and a Bachelor of Science in Architecture degree from the University of Virginia. She is a member of the AIA, a LEED Accredited Professional, and an accredited Green Roof Professional.

David Kubik, BKSK Architects LLP. Middletown, CT & NOrthampton, MA

David Kubik joined BKSK in 2003 and was named Partner in 2018. He plays a strong role in the design of both institutional and development projects and pays careful attention to details in both custom interior work and base building new construction. David is experienced at coordinating large consultant teams on complex projects. He is currently the Partner-in-Charge of two new high-end multifamily residential buildings: 24 Leonard in Tribeca and 601 Washington Street in the West Village. He also is leading the design of two commercial development projects in the Gansevoort Market Historic District: Gansevoort Row and 407 West 13th Street.

David holds both a Master of Architecture and a Bachelor of Science degree in Architecture from the University of Maryland. He has received an Award for Excellence in Design and Fellowships at both the Graduate and Baccalaureate levels, as well as a Thesis Citation. David taught design studio as an adjunct lecturer in the Architectural Technology program at the City University of New York.

Jeffrey squire, Berkshire design group. NOrthampton, MA

Originally from Cape Cod, Mr. Squire integrates an extensive knowledge of plants, experience in landscape construction and creative solutions into each project. With over 25 years’ experience, his skills range from intimate garden design, site planning, site engineering, construction documentation, permitting and construction. Mr. Squire also brings years of project management experience at a variety of scales. With an emphasis on environmentally sensitive designs and innovative solutions, Mr. Squire has played a role in the design of several municipal downtowns, public parks, private and public school campuses, housing projects, commercial properties, and private gardens.
